Q. What type of Listing Agreement do I have to sign?
A. You have to sign an "Exclusive Agency"
agreement. The reason it is "Exclusive Agency" is
because per MLS Rules, one property can not be
listed in the MLS by two different companies at the
same time. If you want to be listed in the MLS by
another Agency, then you must Cancel your listing
with EntryOnly.com first.
Q. Why do I need to
submit so many forms?
A.
In order to stay in compliance with
Federal & State Laws, State Licensing Statutes, and
MLS Rules and Regulations all the required forms
must be submitted before your property can be listed
in MLS.
Q. How long does it take
to get my property listed after submission?
A. After your listing materials are submitted, your
property will be listed within 1 business day,
perhaps even the same day depending on the workload
for the day.
Q. How long does it take
for my listing to appear on websites?
A. Once your property is listed in the MLS, it will
be immediately available to all members of the MLS.
It can take 24-48 hours to appear on Realtor.com.
Each MLS participates in reciprocal programs with
Partner Websites in an effort to offer the most
exposure to our clients. We do not have editorial
control over these sites and cannot effect the way a
listing is displayed on them. Therefore we cannot
guarantee their reliability and they are subject to
change without prior notice.
Q. How do I make changes
to my listing?
A. All changes can be made through EntryOnly.com via
online submission. You can also use printable forms
and either scan/email or fax them in.
Q. How do Agents/Buyers
contact me?
A.
Buyers/Agents contact the Seller
directly to set up showings. The Seller's contact
information appears in the "Showing Instructions" of
the MLS for Buyer's Agents to see, so they do not
have to look any further. However, it is a
violation of the MLS for a Seller's contact
information to appear in the Public Remarks or on
Partner Websites, so the Seller's contact
information also appears on EntryOnly.com in the
Seller's property listing. If a Buyer/Agent calls
EntryOnly.com, we tell them the Seller is
responsible for setting up showings, and we give
them the contact information. So, all calls are
directed to the Seller. Any emails inquiries are
forwarded to the Seller.
Q. How do Agents know
that I am offering a Commission?
A. The Buyer's Agency Commission is stated in the
MLS for the Agents to see. This information is not
accessible to the general public.
Q. How much of a
Commission should I offer?
A. The average commission is about 2.5%, so we
recommend that you offer between 2-3%. Of course,
it all depends on how motivated you are to sell your
property. Obviously, the higher the commission you
offer the more likely agencies are to put effort
into finding a buyer for your property. Conversely,
the lower the commission you offer the less likely
agencies are to "push" your property. If you offer
less than 2% you should not expect a big response
from Brokers.
Q. Can I change the
Commission after the property is listed?
A. You can change the Commission anytime before
accepting an offer.
Q. How many photos do I
get with my listing?
A. You can have up to 25 photos on Realtor.com,
however, the number of photos in each MLS varies.
You will receive the maximum number photos in which
ever MLS you are listed in.

A. You can add Open House and Broker Tours through
EntryOnly.com via online submission.
Q. Am I prohibited from
using my “For Sale By Owner” yard sign?
A. You are not prohibited from using your existing "FSBO"
sign. However, it is recommended you use a
professional looking Yard Sign or you can order a
custom printed Yard Sign through EntryOnly.com.
Q. What if I want to use
a traditional Realtor while my property is listed?
A. If you want to be listed in the MLS by another
real estate agent, then you must Cancel your listing
with us first.
Q. Can I advertise on
other FSBO websites, such as Craigslist?
A. Yes. There are no restrictions on any additional
advertising you want to do. However, you are
responsible for submitting those advertisements.
Q. How long has
EntryOnly.com been in business?
A. The Entry Only Listing Service was started in
March, 2006 by Principal Broker, Jason Saphire, who
is licensed in every state in New England.
Q. How does
EntryOnly.com provide this service at such a low
cost?
A. We are a Real Estate Company that focuses solely
on Entry Only Listings. We do not offer Seller's
Agency or Buyer's Agency. That way we can provide
our services as efficient as possible. Most of our
services are provided electronically. We take pride
in offering such great service for such a low price.
Q. How many property
have been Sold through EntryOnly.com?
A. About 1/3 of all properties listed by
EntryOnly.com have been Sold. Almost 1/3 of the
properties Sold are Seller to Buyer direct, which
means the Seller paid NO Commission.
Q. What is the average
Days on Market to sell property through
EntryOnly.com?
A. Obviously, some properties go Under Agreement
within the first week, and some never go Under
Agreement. Each property is unique and should be
treated as such. The quickest way to sell your
property is for it to be priced appropriately.
Q. What do I do once I
accept an Offer?
A.
Per MLS Rules, Sellers must inform
EntryOnly.com within 1 business day of accepting an
Offer. It is very important to know that you must
notify EntryOnly.com within 1 business day of an
Accepted Offer, regardless if there is a Buyer's
Agency or not. Essentially, Sellers are entering
into a legal contract with our Real Estate Agency
and must stay in compliance with all MLS Rules and
Federal/State Laws, otherwise our company can be
fined by the MLS. Any fines received due to a
Seller's negligence will be passed on to the Seller.
Q. What do I do after my
property is Sold?
A.
Per MLS Rules, Sellers must inform
EntryOnly.com within 1 business day after Closing.
It is very important to know that you must notify
EntryOnly.com within 1 business day after Closing,
regardless if there is a Buyer's Agency or not.
Essentially, Sellers are entering into a legal
contract with our Real Estate Agency and must stay
in compliance with all MLS Rules and Federal/State
Laws, otherwise our company can be fined by the
MLS. Any fines received due to a Seller's
negligence will be passed on to the Seller.
